What to Consider Before Buying Your First Home

A first home purchase is one of the most joyful rewards in our lives and a very large undertaking. Many pieces of a puzzle need to fit throughout the buying process. Before going into details, it is important to understand what to expect when buying a home in Florida and what kind of possible pitfalls a buyer may encounter on a journey to homeownership.

There are few elements that are very important to go over with a client, such as to go over the ratios, discuss income and everyday expenses, loans, credit card debts, leased vehicle payments and so on, the amount of down payment required to help prepare to understand the financial responsibilities of homeownership. 

As I mentioned before, Many types of possible “hiccups” may happen at any point during the buying process. We will always educate our clients ahead of time to save them from stress and disappointment. At the end of an initial consultation, we will give you a small home work just to finalize few numbers and mostly important, a questionnaire to complete – a list of “Wish to Haves” and “Must Haves” in your future home. According to your initial search criteria, we will send you all existing listings that come to market in the desired areas that comply with your preferences.

At this stage, we recommend our clients to contact a mortgage broker to receive a mortgage pre-approval letter. Our clients are at liberty of using any financing institution of their choice or may ask us for a recommendation. 

During our second meeting, once all the preliminary homework is done on both sides, we will conclude what exactly we are looking for and where we will find it! Again, we will sit down in front of a computer and examine all our options. We will go over all the listings from MLS in desired areas under your price range and your search criteria. Believe me, sitting in front of a computer for an hour will save both weeks of endless and disappointing searches, showing appointments and mostly important, will train us to look at things the way our clients do! We will also select a number of homes for us to visit to help us realize what your future home may look like. At that stage, we will stop sending you all the listings that come to a market in your desired area. Instead, we will individually handpick new listings ourselves before sending it to you so that you would receive SELECTED new daily listings in the specific areas of your preference that we carefully select and filter that best fit your needs.
