With my buying clients we start from sitting down in front of a computer or meet over video conference to discuss all the details about a home that we are looking for. I will start sending all new listings that come on MLS that fall under the preferences. Once we narrow down our search criteria, I will personally start screening each listing before sending it out. In case we establish a property of interest that deserves our visit, I will book a showing appointment for us. For my international clients, we can schedule a video conference call to see the property.
Before negotiating an offer, I always prepare a CMA (comparative market analysis) for the subject property to establish its fair market value as if I were a listing agent of that property. By far, not every real estate agent does that, although this information is vital for successful price negotiation. Once the offer is accepted, we will book all necessary inspections and appointments accordingly to ensure a smooth closing.
For first time home buyers, I understand the frustration. Been there! Done that! What do we fear the most? We fear of the unknown. My job is to explain and educate my clients to gain confidence and understanding to make the entire process of buying their first home joyful. As for home inspections, I always attend them and actively participate with the home inspector to ensure the home’s acceptable condition. This is another crucial aspect that allows us to address discovered issues promptly – a seller may have to fix something before closing or offer us a discount – all a part of the negotiation process.
